Do green buildings really save on costs? Curious yet skeptical!

I've been looking into LEED and WELL certified apartments in Toronto. They boast eco-features that supposedly save money, but I can't help but wonder if the green premium is worth it. Do these smart home features actually lead to lower bills, or is it just clever marketing?
