Is Leslieville still a good spot for rentals?

I’ve been eyeing Leslieville for a rental, but I’m curious about the vibe these days. I love that it’s close to parks and all the cool coffee shops, but how’s the safety? Also, I've noticed prices creeping up - is it still worth it or should I look elsewhere?
