What are my rights when moving from a house to a condo in Toronto?

I'm downsizing as an empty nester and looking to rent a condo in Toronto. Can I break my current lease without penalties if I'm moving to a smaller place? What legal rights do I have regarding notice periods and getting my security deposit back under the Ontario RTA?
