Are there really move-in incentives in Downtown Toronto?

Hey everyone! I’m looking at a couple of apartments in Downtown Toronto and keep hearing about landlords offering free rent or incentives like reduced fees. Is this for real, or just a marketing gimmick? I'm eyeing places in the St. Lawrence Market area. Any insights would be super helpful!
