Need advice on transitioning from house to condo after kids move out

I'm planning to downsize to a condo now that my kids have moved out. I've found a place I love but have 6 months left on my lease. I’m unsure if I should try to negotiate with my landlord or if subletting is an option. Has anyone navigated this kind of transition? What are my best options?
