Talk me out of signing this lease - $2200 for one-bedroom

I'm considering a $2200 one-bedroom apartment in February, but I'm unsure. The location is great for my job, but it's a little above my budget. I've heard that apartments can linger on the market at this time of year. Should I hold out for a better deal or go for it?
