Upstairs neighbor's late-night noise - need advice!

I swear my upstairs neighbor sounds like they're hosting a bowling tournament at 3 am almost every night! It's driving me crazy and affecting my sleep. How do I approach them about it without causing tension? Am I being unreasonable if I complain to the landlord?
