Why is rent 30-50% more in my search for a new place?

I can’t believe the rent prices I'm seeing! How is it possible that apartments in the same building have such a huge price difference? One unit I found is $500 more than what I currently pay. It feels so unfair, especially with this turnover rent spike. I just don’t get it!
