$2300 for 2BR in Leslieville - good deal or overpriced?

I found a 2BR unit for $2300 in Leslieville and I'm really unsure if it's a fair price. The apartment is nice but doesn't have in-suite laundry, which seems common in that area now. Leslieville is evolving, but I've noticed rent hikes recently – is this too high for what I'm getting?
